Core Aeration and Over Seeding
One of the best investments you can make in the long-term health of your lawn is a professional Core Aeration & Overseeding, or what we like to call our Seasonal Lawn Renovation.
After a long summer of heat, drought, foot traffic, mowing, and everyday wear, even the healthiest lawns begin to show signs of stress. Soil becomes compacted, grass naturally thins, and weeds often begin to take advantage of weak areas. Our Seasonal Lawn Renovation is designed to reverse that damage by relieving soil compaction, introducing premium grass seed, and providing the nutrients your lawn needs to recover and thrive.
The result is a thicker, healthier, greener lawn that will continue to improve season after season.
Did You Know?
Tall Fescue—the most common lawn grass in Maryland - does not spread on its own. Unlike grasses such as Kentucky Bluegrass or Bermuda Grass, Tall Fescue grows in individual clumps and cannot naturally fill in bare or thinning areas.
That means if your lawn is becoming thin, developing bare spots, or losing density over time, the only way to introduce new grass plants is through overseeding. That's why we recommend making Core Aeration & Overseeding a regular part of your lawn care program.
Why Your Lawn Needs It
Your lawn is constantly growing, but it's also constantly under stress. Over time, soil becomes compacted from foot traffic, pets, mowing equipment, and even rainfall. Compacted soil prevents water, oxygen, fertilizer, and nutrients from reaching the root system where they're needed most.
Core Aeration & Overseeding helps reverse that process by relieving soil compaction while introducing thousands of new grass plants into your existing lawn. The result is improved density, stronger root systems, and a lawn that's better equipped to withstand heat, drought, insects, and everyday wear.
What Is Core Aeration?
Core aeration uses specialized equipment to remove thousands of small plugs of soil from your lawn. While it may look unusual immediately afterward, those small plugs provide tremendous long-term benefits by allowing your lawn to breathe again.
Core aeration helps:
· Relieve soil compaction
· Improve water penetration
· Increase oxygen movement into the root zone
· Improve fertilizer absorption
· Encourage deeper, healthier root growth
· Create ideal seed-to-soil contact for overseeding
The soil plugs naturally break down over the following weeks, returning valuable organic matter back into the soil.
Why We Use Slice Seeding
Not all overseeding methods are created equal.
While many companies simply spread grass seed across the surface of the lawn, Stewart Lawn & Landscape uses a slice seeding process as part of our Seasonal Lawn Renovation. Slice seeding uses specialized equipment to place seed directly into small grooves in the soil, creating excellent seed-to-soil contact where germination is most successful.
This method helps protect the seed from being washed away by heavy rain, eaten by birds, or drying out before it has a chance to germinate. The result is more consistent germination and a thicker, healthier lawn.
To maximize coverage, we also apply an additional layer of premium grass seed using a broadcast spreader. This combination of slice seeding for superior seed placement and broadcast seeding for additional coverage helps ensure the best possible results.
The Best Time for Aeration & Overseeding
While Core Aeration & Overseeding can also be performed in early spring, late summer through fall is by far the ideal time to renovate cool-season lawns in Maryland.
Warm soil temperatures combined with cooler air create excellent growing conditions while reducing competition from many common weeds. This gives new grass the best opportunity to establish strong roots before winter and produce a thicker, healthier lawn the following spring.
Our Seasonal Lawn Renovation program typically begins in late August and continues throughout the fall season.
Watering Is Essential
Proper watering is one of the most important factors in a successful lawn renovation.
Newly seeded lawns require consistent moisture during germination to ensure healthy establishment. While we do our part by properly preparing and seeding your lawn, the success of the renovation depends heavily on proper watering during the first few weeks.
If needed, our team is happy to provide detailed watering instructions and answer any questions you may have to help your new lawn establish successfully. A little extra attention during this critical period will maximize germination and produce the best long-term results.
